The first levels of all buildings have a «skirt» roof from the second level, which makes them look recessed and welcoming to enter. These levels are mostly residental except for the large «stain», in three buildings from the west, where under the buildings and hidden in landscape the carpark for residents of the complex is located.
The complex consists of 6 buildings with different configurations, 5 of which are semi-quarterly and central one is sectional. All buildings are middle-rised, from 10 levels with a reduction of hight to 5 levels. The whole high-rise apartment complex composition is decreasing from the south-western corner adjacent to the Kachin highway to the junction of the promenade and Lubimovka beach.
The architecture resembles a molten rocky reefs that were sharpened by time and seawater. Landscape structure consists of artificial hills, hiding carpark for residents of the complex as well as enlivening the spaces between the buildings and gardens, allowing to create a barrier-free environment.
Project area is located in Lubimovka village in Sevastopol. On the west side it's divided into two parts by natural moat, which sometimes is filled with water, ahd also serves as a firewater storage tank. On the east side the area is empty and sandy, and on the west side is covered with medium growth trees and shrubs.
